LOSCHELDER advises the joint venture of Art-Invest Real Estate and OSMAB Holding on the sale of the building HANGAR in the Urban Quarter Development of I/D Cologne
LOSCHELDER has successfully advised the joint venture of Art-Invest Real Estate and OSMAB Holding on the sale of the HANGAR in the I/D Cologne urban development in Cologne. The buyer is a German family office.
The HANGAR is a freestanding, four-story brick building with a total area of around 7,000 square meters. It plays a significant role in the I/D Cologne urban development, offering an attractive mix of office, fitness, and catering uses. The building features long-term leases with well-known companies and stands out with its innovative smart building technology. The HANGAR is part of the I/D Cologne urban development located on the former freight station site in the Schanzenviertel, which consists of thirteen buildings totaling around 160,000 square meters of gross floor area. The building aims for LEED Gold Certification and EU Taxonomy Verification by the German Sustainable Building Council (DGNB).
The parties have agreed not to disclose the purchase price.
Art-Invest Real Estate is one of the leading project developers and asset managers, setting new standards in smart building technology and sustainable value creation. OSMAB Holding is an experienced project developer, asset manager and owner of office and logistics properties with a focus on sustainable and market-oriented usage concepts.
LOSCHELDER continuously advises the joint venture of Art-Invest Real Estate and OSMAB Holding on legal matters related to the I/D Cologne and actively supports real estate transactions within the district. The HANGAR is the sixth building in the I/D Cologne urban development for which a buyer has been found. The MOXY Hotel was recently acquired by STRABAG Hold Estate in October 2024.
