Loschelder Rechtsanwälte advises on sale of office block “Rheinwerk 2” in Bonn
Loschelder Rechtsanwälte has advised a joint venture composed of RENUM Projektgruppe für die Realisierung von Immobilienwerten mbH, ProBonnum GmbH and ImmoVisio Real Estate GmbH on the sale of the office block „Rheinwerk 2“ to a special fund of KGAL Real Investments.
The building complex “Rheinwerk 2” which has been completed in 2009 forms part of the more than 100,000 m² project “Bonner Bogen”, a communal development project consisting of several building complexes to which belongs – inter alia – the Kameha Grand Bonn Hotel. “Rheinwerk 2”, architectually challenging while functional, consists of four structural components, contains about 16,000 m² of renting space and has been awarded the certificate “DGNB Silber” by the Deutsche Gesellschaft für nachhaltiges Bauen.
The transaction has been structured as a share deal. KGAL has acquired the object as a seed investment for its new special fund “KGAL/HI Sustainable Office Fund” – a fund jointly issued together with HANSAINVEST Hanseatische Investment GmbH.
RENUM Projektgruppe plans, develops and markets commercial property and apartment complexes in the Rhine region. ProBonnum, a wholly-owned subsidiary of Sparkasse KölnBonn is an active partner in special purpose vehicles with the goal of developing, realising and marketing real estate projects. ImmoVisio Real Estate is a company belonging to the BonnVisio Group specialising in property development and real estate management.
The team of Loschelder Rechtsanwälte was led by partners Dr. Frank Heerstraßen (Corporate) and Dr. Stefan Stock (Real Estate) and consisted of Dr. Nikolai Wolff (Corporate), Dr. Andreas Fink (Real Estate), Dr. Cedric C. Meyer (Public Law), Felix Nebe (Corporate) and Caroline Hörster (Real Estate).
Legal counsel for the purchasers consisted of Nikolaus Holzinger (in-house counsel KGAL) and Latham & Watkins Hamburg (Dr. Michael Jani, Dr. Thilo Franke and Dr. Christian Thiele).
